A two-building office campus at the entrance to West Ashley has sold for $14.5 million.

Northbridge Executive Park sits on about 2.5 acres at 1176 and 1180 Sam Rittenberg Blvd., according to Charleston County records. A limited liability company registered to David Maybank of Maybank Properties bought the buildings and a separate 0.77-acre parking lot in a deal that closed Sept. 16, The Post and Courier reported Oct. 21, citing Charleston County real estate records. County records list the buyer as Northbridge Executive Park LLC and show the deed was recorded Sept. 21.

The seller, 1180 Sam Rittenberg LLC, is linked to Damon Navarro, who bought the property for $5.4 million in 2019, the newspaper reported. This year’s price is nearly triple that.

The campus includes a 37,082-square-foot building from 1986 and a second office building behind it that was completed in 2023. The two-story building at 1176 is fully leased, mostly to medical tenants including the Medical University of South Carolina, listing agent Ryan Welch of Colliers told the newspaper. Welch and his business partner, Clarke Attaway, represented the seller. Michael McFall of CORE Commercial Partners represented the buyer.

Welch said the location was part of the appeal, according to The Post and Courier. Two major West Ashley projects are in the works nearby, the newspaper reported: new city of Charleston offices on Ingram Road and Ashley Landing, a $350 million mixed-use development with planned retail, residential and recreational space.

Navarro, the brother of businessman Ben Navarro, also sold a newly built, never-used 4,500-square-foot restaurant building in Mount Pleasant for $5 million on Sept. 8, the newspaper reported, citing county records.
