Two North Charleston office buildings next to the site of Roper St. Francis Healthcare’s new hospital have sold for $21 million to investors betting on medical tenants.

SK Investment Group, a division of Atlanta-based SK Commercial Realty, and Charleston-based Weaver Capital Partners bought Rivergate I and II at 4975 and 4995 Lacross Road, according to an announcement reported by REBusiness Online on Oct. 28 and SCBIZ on Nov. 4. The buildings total 116,409 square feet and were 93% occupied at closing. The seller was not disclosed.

The property sits beside Roper St. Francis’ $1.2 billion hospital campus, which is under construction and expected to open in 2029 with a Level II trauma center, according to SCBIZ. Charleston County records list Roper Hospital Inc. as the owner of a 13.9-acre parcel directly across Lacross Road.

“The acquisition of Rivergate I and II represents a unique opportunity to acquire well-located assets at the doorstep of a major new healthcare campus,” Chris Moffett, president of SK Investment Group, said in the buyers’ announcement, as quoted by SCBIZ. He said the buildings give the partners an existing tenant base and room “to strategically reposition the buildings over time to serve the growing medical and healthcare demand we expect to be generated by the new Roper St. Francis campus.”

The partners plan to keep the current tenants while positioning the buildings for physicians, medical practices and other health care users as the hospital nears completion, according to the announcement.

“North Charleston continues to benefit from significant investment and growth, and we believe Rivergate’s location adjacent to the new Roper St. Francis campus positions the properties exceptionally well for the future,” Jay Weaver of Weaver Capital Partners said in a statement.

Charleston County records show that SKW Rivergate I LLC, which lists the same Atlanta address as SK Commercial Realty, paid $9 million for the 3.5-acre Rivergate I parcel in a deed recorded Aug. 14. The announcement did not say when the purchase closed or how the $21 million was split between the two buildings.

The purchase is SK Investment Group’s second of 2026, after a fully leased shallow-bay industrial property in Acworth, Ga., the announcement said.
